Works on the homes at Nubia Way

I hope that you’re well.

Dean and I thought that we’d update you on the situation with some of the homes at Nubia Way which have suffered movement. You’ll have seen that we have completed the first home, and as you would expect, we are in regular contact with the remaining residents who are also part of the first part of the programme, which focusses on the most acutely affected homes.

We are now working on removing two further green roofs, and there are further structural testing that we need to carry out, and also a thermal test to check the performance of your homes both with and without the green roofs.

You’ll recall that the green roof that we removed weighed 15 tons and our structural surveyors had said previously that this could be too heavy for the structure of the homes to support in the long term and a potential cause of the movement of the properties.

The stock condition survey has also said that the roofs are at the end of their useful lives, and so it’s a good opportunity to make a decision around what is installed for the next 30 years.

We understand that some of you have received unsolicited visits from a resident claiming that we are taking actions that will make your homes ‘blow over’. Please disregard this person and contact us directly if you have any concerns, on the email addresses below.

We will be carrying out roof replacement over the next two years at Nubia Way. We will be led by our structural surveyors on what is installed to replace the current roofs, and we consult more widely with you when we move outside the immediately affected properties.

It is also likely that we will be introducing metal bracing and an additional support post underneath your homes. This was trialled at the works on the first home we have completed.

In addition, we are very pleased that we are launching a new Residents Buildings Forum which will report directly to our Board and will be chaired by an original self-builder from the Co-operative that built your homes, Fusions Jameen.

It will give residents an opportunity to review our budgeting and expenditure on all building works and repairs, help shape the investment and retrofit programmes, see our development opportunities that we are pursuing and meet our contractors face to face.

We also have exciting plans to start an apprenticeship programme and also look at how we can allow residents to carry out repairs on their own homes – with the ultimate intention of creating a new generation of self-builders.
